This section will summarize the important factors to consider when starting a development project.
Official Community Plan

The Official Community Plan was adopted by the City of Campbell River Council in October, 2005, under Bylaw No. 3150, as a guide to land use and development in the City over the next five to twenty five years.

Zoning Bylaw Amendments
Zoning Bylaw 3250 divides the City into zones with established boundaries and regulates the use of land, location of uses on land, the size of parcels created by subdivision, and the density of use of land, buildings, and structures.
Development Permit

A Development Permit allows the City to review specifics of a development project for multi-family residential, commercial or industrial uses, prior to building permit issue. 

Variance Applications
When a particular application by virtue of a site regulation such as a setback, site coverage, height or other regulation will not comply with the Zoning Bylaw, a variance may be pursued.  With the exception of “use” and “density”, zoning, subdivision and sign bylaw regulations may be varied by Council. 
Subdivision & Strata Developments
Subdivision can generally be described as the legal mechanism that leads to the creation of new parcels of land.  Subdivision involves the division of land into two or more parcels and can also include the re-alignment of existing property lines, the creation of strata lots, the creation of long-term leases (over three years), building stratas and air-space parcels.
