Zoning Bylaw 3250 divides the City into zones with established boundaries and regulates the use of land, location of uses on land, the size of parcels created by subdivision, and the density of use of land, buildings, and structures.
A zoning bylaw amendment is the process of changing the zoning bylaw as it applies to a particular property. Before any development can take place on a property, whether it be constructing a new building, or changing the type of uses or activities that occur on that property, the owner of the property should first check the existing zoning regulations for that property. If the existing zoning does not permit the proposed development, the property owner (or agent) will have to apply to the City of Campbell River for a change in the zoning category of that property (map amendment), or a change in the text of the Zoning Bylaw (text amendment), subject to compliance with the Official Community Plan.
